Used a/c condition

When buying or leasing used a/c, what is more important, condition of the a/c or age?  If age is fairly low (relatively new a/c) and condition is bad, can it be repaired to bring it back up to 100%?

You can repair aircraft up to a % of your choice, but it takes time and can be expensive. You kinda have to find the sweet spot between age and condition.
