The money you lose is the amount you put down. That is non-refundable.
So if you threw down 100m to lease/buy aircraft, you lose that amount.

In real-life, your leasing arrangement is with a financial institution, not the manufacturer. We lease direct from manufacturers in this game for ease of understanding and implementation. The manufacturer doesn't care what you do, so long as you continue buying the plane.
I can't say I've ever heard of the above case happening in real-life (changing to a lease), but what you are doing is essentially changing the person buying the plane from Yourself to a Bank. Boeing (or whoever) doesn't care
who buys the plane that they're producing on April 10th 2006 (or whatever), just as long as
somebody does. So if you go to them and say "Hey, my bank is going to buy this plane now, change the paperwork to show them as the owner", it doesn't matter to them.
Yeah, in-game you get a refund, and you'd think the manufacturer wouldn't like that. But what you don't see is that, for all intents and purposes, the financial institution (the lessor) turned right around and gave Boeing that same amount of money right back again so that they could buy the plane for you (the lessee) with your promise that you'd pay them so much per month for so many months.
Essentially, from the manufacturer's point of view, all you're doing is changing who the title owner of the plane is. There's no reason for them to charge you any fees for that as it's a simple paperwork change.
